Narito ang buong nilalaman, verbatim, ng Notice of Denial kontra sa Adverse Claim ni Laoag A. Paras, a.k.a. Leo Paras (AnaLisaCion), ng RD-Binangonan sa kanya noong petsa October 1, 2012, ayon sa sumusunod:

Dear Sir/Madam:
Please be notified that this office cannot proceed with the registration of the Notice of Adverse Claim under Registered Land Entry Number(s) 2012008124 (italics mine) involving TCT 599677 base on the following ground(s):
As can be gleaned from the petition of adverse claim presented by the adverse claimant dated 5 September 2012, the basis of his adverse claim is ADVERSE POSSESSION (all caps mine) in the year 2000.
In the case of Register of Deeds of Quezon City, et.al., v. Nicandro, 1 SCRA 1334, the Supreme Court held that an adverse claim of ownership based upon prescription and adverse possession cannot be registered inasmuch as under Section 47 of P.D. No.1529 no title in derogation to that of the registered owner (underscoring mine) may be acquired by prescription or adverse claim. Hence, the registration of such an adverse claim will serve no useful purpose and cannot validly and legally affect the land in question.
Wherefore, the recommendation of DENIAL for registration by Examiner Ms. Mila Buhay in the instant petition, is hereby AFFIRMED.
However, if you do not agree with this ruling, you may elevate the matter En Consulta to the Land Registration Authority, Quezon City, through this Registry within five (5) days from receipt hereof by paying the Consulta fee in the amount of Php. 180.00 without withdrawing said documents in accordance with Section 117 of Presidential Decree No. 1529.

ANA: "Hindi ba parang BITAG kontra kay Sir Leo ang Notice of Denial na inisyu ng RD-Binangonan sa kanya, porke, pina-withdraw ang isinumiteng ADVERSE CLAIM sa RD sa pamamagitan ng pagpirma ni Sir Leo ng ACKNOWLEDGEMENT SLIP nu'ng October 5, 2012 10:40:53 am, na PILIT isinubo kay Sir Leo ng isang Larry, nagpanggap na si Releasing Clerk Edgar H. Naig?"
LISA: "May tama ka r'yan 'day, kasi, 'yung dahilan ni Atty Mogello at Mila Buhay eh batay sa Sec. 47 na niretoke ng RD, para umakma sa denial nilang mairehistro ang Petition ni Sir Leo sa RD for the titling of his property. Kasi, kung KUSANG binawi nga naman ang dokumento ng claimant mula sa RD, parang DOUBLE JEOPARDY na ito kapag ibinalik uli sa kanila."
CION: "Eh kasi naman super garapal ang KAMANDAG ng mga landgrabber na pinagsisilbihan ni Atty Mogello, porke 'yung pinagbabatayang legal word na DEROGATION (meaning, substantial change), sa Section 47, eh tungkol sa TITULO at hindi sa TAO.
